Все эти схемы работают пока есть рост. А если (нет-нет, не обвал, что вы!) цены перестанут (хотя бы на некоторое время) расти, или (маловероятный вариант) будут устойчиво понижаться (2-3% в год)? Да, я понимаю, что в лонг ран все гарантированно с лихвой окупится (даже учитывая инфляцию), но сколько бы, к примеру, вы смогли выдержать имея проперть(И), выплачивая кредит(Ы) и ждать роста? Пять лет смогли бы? В этом, мне кажется, и кроется потенциал значительной коррекции цен.
П.С. Я знаю, что покупать надо в "правильных" районах, и что в Австралию приезжают ~150000 имигрантов ежегодно. Общей картины это не меняет. Все уже учтено.Where there's a will, there's a way

Все Ваши рекомендации приведут только к глубокому залезанию в долг (если дом не подорожает настолько, чтобы покрыть расходы)
Live on borrowed money is common practice for big investors. And it is legal. No one pay taxes on borrowed money.
Rich people don’t pay taxes (check Kerry Parker v ATO in Supreme Court), and they do it legally.
Out of 200 richest people in Australia 200 of them make their money in real estate…
The best time to buy property is NOW. Always was true.

Example 1:
30 years ago, Qld, Logan. Medium house price is $14K. Plus legals, etc, make it $15K.
You managed to borrow $150K with 7% interest only for 30 years and buy 10 houses.
Today you would have 10 houses with medium price around $250K (minimum) with total value $2500K.
You are still owe to banks original $150K. Plus you paid in $315K in interest. Plus you would need to pay interest on interest (compound interest) if you’ll manage refinance it and pay it from banks money. Consider rent received, it shouldn’t be more than another $100K (just guess).
So, balance is:
your investment was $0
your loan now is $565K
your assets value is $2500K
your profit is $1935K
You can take it without too much taxes and fees, if you know how (or if you know someone who knows how).
Example 2:
Your goal is retirement on equivalent of $100K. You will need to have outright around 10 IP with rent $200 p/week.
Traditional way: pay your house, borrow against it and buy 1 IP, then pay it, buy next, etc. It will take about 50 to 150 years, give or take.
Russian way: borrow as much as you can, buy at 80% LVR as many IP and as soon as you can, put together ‘no money deals’, buy 60 houses. One would be surprised, but it is possible to do in 5 years.
Once you got 60, you can sell 50 and keep your 10 paid off (your goal). But most likely you will keep going (see example 1).
People are greedy after all. And it is not necessarily bad
It is not that simple, but it is not rocket surgery either. You just take one step at the time, but make this time as short as possible.
And get yourself a goooood advisor. That would be a hard part…

Вы смешали все в одну кучу.
1. Возможность держать недвижимость не зависит от того есть рост или нет, эта возможность определяется cashflow. Если Вы в своем cashflow сильно надеетесь на рост, то да это рискованно, но обычно этот риск уменьшается путем оставления буфера на плохие времена.
2. Согласен что многое зависит от роста. Собственно все инвестирование держится на этом. Вы сами подтверждаете что на долгий срок рост всегда все покрывает с лихвой. Я лично могу ждать роста столько сколько надо - 5-10-15-20 лет. Это относится к большинству инвесторов в недвижимость Я знаю. Конечно, 15+ ожидание будет крайне необычным т.к. в центральных городах недвижимость проходит через циклы роста каждые 9-12лет.
3. Где кроется потенциал значительной коррекции цен Я честно не понял из Вашего поста.

Извиняюсь если не ясно выразился.
Мой поинт был: не все инвесторы смогут ждать 5+ лет. Создается впечатление, что рынок в состоянии ... (это даже равновесием не назовешь неопределенности. Еще одно-два повышения % или небольшой рост безработицы и это может толкнуть цены в низ. Это и ответ на пункты 1 и 3.
До бесконечности рефинансировать не получится... Если КГ есть, то она никуда не денится. Ни через 10, ни через 50 лет. Ну спишите вы проценты с текуших доходов, но на КГ это же никак не повлияет... Или я не прав?
Почему все забывают, что экономика переживает чуть ли не самые лучшие времена. Если сейчас цены в некоторых местах сильно снижаются(по сравнению с 2003), что будет когда начнется охлождение экономики?Where there's a will, there's a way

Assumptions: All money goes into lifestyle spending, nothing is invested elsewhere.
Person A sold at the 100K profit and paid 25K CG and spent 5K selling expenses -> 70K total profit. The asset doesn’t exist anymore. Yes, this is sleep good at night solution as there is no loan, and money is happily spent. What next?
Person B refinanced and received 90K (less to a sale profit as banks have conservative valuations) as a total profit. Set aside 20K for loan maintenance and spent 70K. The asset still exists, and if it was a worthy asset to buy it should be a worthy asset to hold. The asset still should bring some form of income (i.e. rent, dividends and CG). Yes, you end up with the bigger loan in this situation. Yes the 70K spent on the lifestyle is not tax-deductible. However you don’t lose the asset.
The point is – you don’t need to sell to crystallise a profit, if the asset was worth buying it should be worth holding unless the circumstances have seriously changed.
P.S. Yes, if property market crashes and nobody wants to rent anymore and the person loses his/her job/health/mind and the % goes to 17% and inflation stays @ 4% then the person B clearly buggered and person A will look like a smart investor. Will it happen? I don’t know. Everybody makes their own assumptions and decisions and harvest the results accordingly.
